There are a number of simple steps you should follow to ensure everything goes as smoothly as possible:
Before moving in, it is always best to ensure that electricity, water and air-conditioning are connected and operational. Contact details for all utility service providers are provided in this manual under “Important Contact Details”.
Move-in / move-out to the building requires you to submit an application and other documentation as advised by building reception / security desk a minimum of 4 working days in advance.
The movers must be in possession of public liability / third party liability insurance to cover against any damages that may occur during the process of move- in / move-out. Approvals will not be issued in the absence of this.
Disposed cartons and packing materials must be cleared from the corridors by the movers. The movers must leave only after they have cleared the discarded items from the corridor. A refundable security deposit will be required along with your move-in application. This will be refunded upon ensuring there has been no damage to common areas and all cartons and other materials have been removed and the area cleaned.
Moving or shifting your household goods should only take place between 8:00am and 6:00pm using the service elevator only.
Kindly instruct your movers to be quiet when in the building, to avoid disturbance to other residents.
When moving in, all items must be moved directly into the apartment. Storing goods temporarily in the corridors is not permitted.
A lessee or occupier moving articles, furniture and/or goods in or out of a unit must not do so until the appropriate lift protection has been installed.
All handiwork such as hammering nails or drilling etc. should be conducted between 09:00 and 16:00. No noisy works are permitted on Saturdays, Sundays or public holidays.
Once purchased, each owner will be assigned a specific parking space(s).
For the convenience of other residents, please ensure that you park the car in the space assigned to your apartment.
The parking of the vehicle in the building is subject to the express condition that every vehicle is parked at the owner’s risk and responsibility.
We request that the car park be kept clean. Litter bins have been provided for any discarded matter.
Please observe the traffic flow in the car park, marked by directional arrows and signage for your convenience.
Please ensure that cars are kept locked when not in use and that all car lights have been switched off.
Residents must not carry out mechanical repair, painting or other modifications to vehicles located upon any part of the common use facilities. With the exclusion of emergency repairs to the extent necessary to enable the vehicle to be moved to a proper repair facility. Changing vehicle oil or other automotive fluid is prohibited in the common areas. Revving of engines within the car park is prohibited.
Vehicles that discharge fluids or damage the road in any way must be removed or repaired. Residents are responsible for the cleanup and/or repair or the reimbursement to the Owners Association
Inoperable vehicles should be removed from the building.
The Community Manager (or any relevant authority) may arrange to tow away or clamp vehicles that obstruct or hinder traffic movement or are in any other way in breach of these rules. All costs will be payable by the vehicle owner or resident.
Parking or stopping vehicles on the pavements, kerbs, footpaths, or in front of fire hydrants, utility areas are strictly prohibited. Violating vehicles will be towed away at the vehicle owner’s expense.
One vehicle should not occupy two parking bays.
No trucks, trailers, mobile homes, caravans, trailers, shipping containers, boats, jet skis, or other recreational vehicles (dirt bikes, quad bikes, sand buggies and any other unlicensed motorized vehicles) should be parked within the car park.
No motorized vehicle of any kind should be operated in any manner which is dangerous or noisy, or which in any other way creates a nuisance.
Vehicles falling under license categories 4 to 8 (as defined by the U.A.E. Ministry of the Interior) may not be parked on a street with the exception of delivery and removal vehicles while performing services for Residents.
Residents are responsible to see that their guests and families and employees obey these parking rules. Residents are responsible for ensuring their guests obey these parking guidelines.
Emergency vehicles will have unrestricted access to all areas.
Residents should take care to prevent any damage to any fixture or fitting within the car park. Incidents will be reported to the relevant authorities and any damages are to be paid for by the erring party.
The reservation of common parking spaces is not permitted e.g. visitor parking spaces or disabled parking spaces.
Residents should notify the managing agent in the event of loss or damage to a building access card, car park entry RFID card or car park sticker.
A licensed professional car cleaning services company has been contracted to the building and residents are encouraged to use their services For reasons of safety & security, external cleaners are not permitted in the building.
All residents shall be granted reasonable access by the Community Manager to the parking bay at all times for building repair and maintenance, and acknowledges that the Community Manager shall be entitled to suspend the use of the parking bay or a part thereof on a temporary basis for the purpose of repair and maintenance of same.
Residents are not permitted to store any item in the car park other than their vehicle. Storage of items within the car park will be removed without notice to the Lessee or the Occupier.
For cars wrongly parked in a way that obstructs other owners to access their car parking slot, the following actions will be taken:
The owner of the parked car will be alerted by security over the phone so that the obstruction can be immediately cleared.
If the owner of the wrongly parked car is not contactable or hasn’t responded, the police will be alerted to clear the vehicle.
Repeated offences may result in fines as decided by the Community Manager.
Only bonafide owners or residents will be provided with car park access cards in relation to their allocated car parking spaces.
The transfer of access cards between owners and tenants is the responsibility of the owner.
Residents are to register their vehicles with the building management office / security at the time of moving in/out or during change of vehicles/registration information.
Owners/tenants may be required to submit a security deposit during the issue of access cards.
Loss/Replacement of access cards/car stickers will be chargeable in line with building regulations.
Car parking spaces are for use by registered community users only, unless otherwise signed or unless approval has been given by the Community Manager.
We have provided a state-of-the-art CCTV system to monitor movements, restricted to common/public areas of the building only. The security staff are based at the reception in the lobby to control all those entering and exiting the premises. Their duties include:
The supervision of the car park
The building premises
Internal public areas
Access Control of non-residents
Supervision of fire alarm and response systems
Elevator safety
Coordination with movers and the use of elevators
Access control of service providers, contractors, delivery personnel
Report any suspicious character to Association Manager and be witness in any event relating to the building security in collaboration with the police department.
All residents are requested to familiarize themselves with the exit staircase located on each floor. These may be used in the case of a fire and not the elevators. Please exit slowly and calmly, being mindful of other residents. Each floor has fire extinguishers to meet emergencies in case of general, electrical, and other hazardous elements.
Save in respect of proper use during an emergency, Residents must not use or interfere with any fire safety equipment and must not obstruct any fire stairs, fire doors, fire corridors or fire escapes by way of storage of items or in any other manner.
Residents must ensure compliance with fire laws in respect of the unit access must be provided to the maintenance teams for servicing of fire alarm and fire fighting systems within the apartment. Any rectification and replacement of devices/equipment will be payable by the resident/landlord.
Residents must take all necessary precautions to ensure that false alarms are not triggered. This is mostly caused by cooking smoke, burning of incense, dust etc.
Residents should ensure that the sprinkler heads in their apartments should not be activated accidentally to avoid any flooding
The building holds a property and public liability insurance only for the common areas and assets of the building. All residents / landlords are advised to take out insurance on their property as well as personal belongings and public liability insurance to cover against and any claims made by the building, other apartments that may be affected due to negligence on part of the unit.
Please familiarize yourself with the emergency evacuation plans, located in the common areas of every level of the building.

Send someone to call for the ambulance on 998 (if required) and give your name, site location and access to the site entrance.
Inform building security
Ensure someone always stays with the casualty.
Witness of the accident to report to security, authorities, the Community Manager.

Call Civil Defense on 997 and give your name and building location
On hearing the fire alarm sounders, proceed to the assembly point calmly and wait for further instructions from the fire warden.

Facilities management has set up a contingency plan in order to prevent serious incidents that can interfere with the normal operations to the building. The facilities management team is responsible for dealing with such incidents in the least amount of time, with minimum disruption and at a minimum cost. The facilities management contingency plan was developed by a team representing all functional areas of the organization.
The plan is defined as a process that contains a range of milestones to move the organization from its disrupted status towards a return to normal operations. This plan may involve the emergency services from ‘Civil Defense’ who are trained to deal with extreme situations. This plan is always kept up-to-date and applicable to all facilities management current business circumstances. This means that any changes to the business process or changes to the relative importance of each part of the business process will be properly reflected within our plan.
The elevators in ANWA have been chosen to the highest specifications for residents’ safety.
However, in case of emergencies, the elevator cabin has been provided with a telephone/alarm bell.
Ensure that you maintain the right weight restrictions displayed in the elevator cabin.
Keep children from using elevators indiscriminately for games and pleasure.
The security desk needs to be informed in advance about the moving of heavy goods and furniture, in order to book the service elevator for you, in case of such movements.
Do not use the elevators in case of a fire or other emergency. These are to be used exclusively for firemen and authorized personnel during an emergency. Use the common fire exit staircases.
Please do not smoke inside the elevators or in any part of the building
Always keep away from the eaves, and doors of the lifts.
Our staff are responsible for the cleanliness of all public areas of the buildings. Please cooperate with them in keeping the premises clean.
Bins have been provided at strategic points throughout the building.
You are requested to remove all water bottles, cans, and eatables from public areas and dispose them off in designated bins.
Please keep the lobbies clean for those buildings with a lounge seating area.
Ensure that the movers remove all cartons and packing material out of the premises when the move is complete.
The building has been provided with 2 garbage chutes – one for recycling waste and the other for general waste. Please ensure the waste disposal is segregated as such prior to disposal. Please ensure that garbage is sealed in garbage bags before being sent down the chute.
Disposal of cartons or large objects is strictly prohibited. They need to be disposed of at the allocated point for such items at ground floor to prevent blockage. Housekeeping staff shall remove garbage for collection by the municipality for recycling.
We appreciate and place emphasis on keeping the premises quiet at all times. Please help us in this objective by following these simple rules:
Children shall not play in the corridors.
Remind children that the fire alarms will be activated if they pull down the manual pull station in the halls.
House parties should be kept within sound limits by keeping the volume levels low.
When moving in or moving out of the premises, please ensure that the movers keep the noise levels to a minimum within the corridors.
Please keep noise levels down to an acceptable level at all times as to not disturb your neighbors.

A lifeguard is on duty from 9.00am – 9.00pm (in line with pool opening hours)
Pool is for use by residents only.
Children under the age of 14 are not allowed to enter the pool without an adult in attendance at all times.
Pool use is prohibited before 9.00AM and after 9.00PM.
Use of the pool in the absence of a lifeguard is not allowed.
Take note of life saving rings and other safety devices before entering the pool.
If someone falls inside the pool, first ask the lifeguard to help.
All pool users should wear appropriate swim wear. No cut-off jeans, pants etc. are allowed in the pool.
Individuals with long hair must wear swim caps.
Shower must be taken before entering the pool.
Except for kid’s floaters and life-buoys, no other floaters are allowed in the pool.
No alcohol, drinking glasses or food is permitted in the pool area
No animals/pets are allowed in the pool area.
Diving, pushing, wrestling, ball playing, drinking, splashing or causing disturbance in and around the pool is not allowed.
All persons using the pool do so at their own risk. The Association Management company, and its service providers are not responsible for accidents or injuries.
Swimming pools can be extremely dangerous for unsupervised children and teenagers, as well as adults swimming alone. Swimming pool accidents can happen to anyone, regardless of swimming ability or age. Guests are therefore advised to exercise extreme care when using the swimming pool facilities and swim at their own risk.
A gymnasium has been provided for residents and is equipped with state-of-the-art equipment.
Timing: Open daily, 5:00AM – 9:00PM (or as decided by the Owners Association)
Gymnasium is for use by residents only. The Owners Association Board reserves the right to deny use to anyone at any time.
Residents are to sign-in.
Children under the age of 16 are not allowed to use the gym.
All persons entering the gym and using its facilities do so at their own risk.
The Association Management company, and its service providers do not accept responsibility for any loss, theft or damage caused to any items, valuables or personal belongings brought into the gym, and members do so at their own risk.
All equipment is to be used in the proper way and not to be taken out of the gym building at any point in time.
Only equipment provided within the gym is allowed to be used – no other equipment or sports are allowed inside the premises.
If you move equipment, put it back where it belongs. Return dumbbells to their designated places. Do not leave dumbbells on the floor.
An inappropriate use or abuse of the gym or equipment may result in termination of privileges.
Any intentional damage to gym equipment, facilities by the residents or their direct family members/visitors will be payable by the principal registered resident.
In the interest of maintaining hygiene, patrons must wipe-off the gym machines after use.
Treadmills, cross trainers, rowing machines, recumbent bikes, upright bikes can be used for maximum 30 minutes each.
Shirts or t-shirts must be worn.
Shorts or sweatpants must be worn.
Proper footwear is expected, no bare feet.
Non-marking court shoes must be worn on the gym floors.
Towels are suggested to wipe off excessive sweat (excess sweat can accumulate on the floor and cause slipping. Towels will not be provided by the gym.
Anyone using the gym does so at their own risk. Management or staff of OA Management company and its service providers accepts no responsibility for injuries, however caused, neither loss nor damage of personal property which a user of the facility may take with them into the room. The rule is that members train with at least one other person in case of injury or illness.
Please take note of the following guidelines regarding our pet policies:
Owners may keep, or permit their authorized occupants to keep, up to 3 domesticated animals (“Pets” and each a “Pet”) in a unit. These provisions do not apply to keeping animals which are not ordinarily considered domestic animals or which the Developer or Building Manager deems, in its discretion, to be a non-domestic animal. Keeping of any non-domesticated animals in the building is expressly prohibited.
Pets shall not be kept, bred, or used in the building for any commercial purpose.
Pets must be confined to the owner’s unit and must not be allowed to roam free. Pets must not be left unattended on terraces, balconies or in any public areas. Pets in transit are to be carried, restrained by a leash, or placed in an animal carrier.
Owners are responsible for any damage caused by their pets, including any soiling. Any damage caused by cleaning chemicals or other such materials used in an attempt to remedy said damage is also the full responsibility of the pet owner. No pet waste may be dropped down trash chutes unless securely double-bagged.
No pet shall be allowed to become a nuisance or create any unreasonable disturbance. Examples of nuisance behavior for the purposes of this paragraph are:
Notwithstanding any other provision herein, any owner or occupier may keep assistance animals in his or her unit including guide dogs. Furthermore, nothing herein shall hinder full access to the building for individuals using assistance animals.
Owners are responsible for the pets of guests who visit their unit. Such pets are subject to the same restrictions as resident pets. No pets of guests can stay in the unit for more than 14 days (consecutive) in any one-year period without prior written permission of the Building Manager.
Pet owners shall indemnify the Building Manager and hold it harmless against loss or liability of any kind arising from their Pet(s).
In case of persistent violation of these rules, the pet owner may be required to remove the pet from the premises.
So that you can enjoy a relaxing and carefree vacation, please consider the following:
Please ensure that all your electricity switches and water outlets are closed before going on vacation.
Please inform the security well in advance of the date and time of your vacation.
Ensure that your cars are locked and inform the security of the same.
If your vacations are of longer duration, it is recommended that you disconnect your batteries and cover the car with a protector.
Ensure that you have made arrangements for the care of your indoor plants with your friends and relatives. Please inform the security of such visitors.
Jointly Owned Property Declaration (JOPD)
