We have provided a state-of-the-art CCTV system to monitor movements, restricted to common/public areas of the building only. The security staff are based at the reception in the lobby to control all those entering and exiting the premises. Their duties include:
The building holds a property and public liability insurance only for the common areas and assets of the building. All residents / landlords are advised to take out insurance on their property as well as personal belongings and public liability insurance to cover against and any claims made by the building, other apartments that may be affected due to negligence on part of the unit.
Please familiarize yourself with the emergency evacuation plans, located in the common areas of every level of the building.
Facilities management has set up a contingency plan in order to prevent serious incidents that can interfere with the normal operations to the building. The facilities management team is responsible for dealing with such incidents in the least amount of time, with minimum disruption and at a minimum cost. The facilities management contingency plan was developed by a team representing all functional areas of the organization.
The plan is defined as a process that contains a range of milestones to move the organization from its disrupted status towards a return to normal operations. This plan may involve the emergency services from ‘Civil Defense’ who are trained to deal with extreme situations. This plan is always kept up-to-date and applicable to all facilities management current business circumstances. This means that any changes to the business process or changes to the relative importance of each part of the business process will be properly reflected within our plan.

Swimming pools can be extremely dangerous for unsupervised children and teenagers, as well as adults swimming alone. Swimming pool accidents can happen to anyone, regardless of swimming ability or age. Guests are therefore advised to exercise extreme care when using the swimming pool facilities and swim at their own risk.
A gymnasium has been provided for residents and is equipped with state-of-the-art equipment.
Anyone using the gym does so at their own risk. Management or staff of OA Management company and its service providers accepts no responsibility for injuries, however caused, neither loss nor damage of personal property which a user of the facility may take with them into the room. The rule is that members train with at least one other person in case of injury or illness.
