General Precautions:

• 

  Fit protective pads to furniture legs to reduce risk of marking the floor. To protect the floor surface use protective mats for furniture with castors.

• 

  Dirt and grit can lead to excess wear and scratching of a hardwood timber floor. Use dirt trapping mats at all exterior doors to minimize dirt, sand and grit that might be brought inside. Small rugs and hall runners are also helpful for collecting the dirt that can scratch a hardwood timber floor. Regularly sweep high traffic areas with a soft bristle broom or electrostatic mop.

• 

  All timber floors will fade, darken or change shades over time. Exposure to sunlight will increase this process. Rotate rugs periodically and protect the floor from direct sunlight with curtains or blinds.

• 

  In areas where extreme temperature changes or moisture variation are common, gaps or cupping may appear in the floor. Maintain an ambient temperature to avoid dryness that may causes gaps, and moisture increases that may cause cupping.

• 

  One of the benefits of a hardwood timber floor is that it can be refinished if it becomes excessively scratched or dented. It is recommended to use a flooring professional proficient in sanding and finishing to complete this work.

Maintenance tips:

• 

  A timber floor will look better for longer if it is kept as clean as possible. To remove surface dirt and grit, regularly vacuum, with a soft bristle head or an electrostatic attachment, or sweep with an electrostatic mop. Keep door mats clean.

• 

  For stubborn dirt, damp-mop the floor using a well rung mop. The use of a pH neutral floor cleaner can help remove stubborn dirt(use as per manufacturer's instructions).

• 

  Never clean a floor with common household detergents, polishes, steel wool pads, wax or similar products. These products can be too abrasive and scratch the surface or may make a floor dangerously slippery. Some products may leave a film of silicon or wax on the timber which may hamper recoating of your floor in the future. Never use Methylated Spirits or Kerosene, as any type of petroleum distillate will degrade the coating and irreversibly dull the floor. Only use a pH neutral floor cleaner as per manufacturer's instructions.

• 

  Use only quality lint free floor mops and thoroughly wash new mops to remove any lint.

• 

  Wipe up spills and leaks promptly with a dry cloth or dry paper towel. For sticky substances, moisten the cloth slightly.

• 

  Over wetting a floor when mopping or cleaning can change the moisture balance and cause a floor to expand, with some resulting in cupping. For this reason, it is important to ensure that mops and cloths are well wrung so that as little water solution as possible wets the floor.

• 

  Steam mops are not recommended for cleaning timber floors. Steam (moisture) is forced into the joints of the timber and any small incisions, breaks or cracks on the timber floor surface resulting in unusual reactions in the timber such as cupping. The heat from the steam mop could also cause damaged to the coating on the floor.

Maintenance tips:

The following instructions, broken down by material, provide the best recommendations for preserving your poliform product for years to come. Use only recommended cleaning products and avoid harsh or abrasive detergents. Proper care will enable you to enjoy your quality poliform product for many years.

• 

  Care of wood and wood veneer parts: We advise to use a neutral detergent. Avoid products containing acetone, thinners, ammonia, abrasive detergents or furniture wax. Caution: the surface of the wood is treated to resist moderate amounts of grease and dirt. In addition, surface coatings contain water-resistant and anti-yellowing agents. However, avoid exposing surfaces to scoring or high temperature.

• 

  Care of lacquered components: We advise to use a neutral detergent. Avoid products containing acetone, thinners, ammonia, abrasive detergents or furniture wax. Warning: during initial cleaning, the cloth may pick up some colour. This is a physiological phenomenon and is linked to the presence of paint powders that come to the surface during the drying process: once it is eliminated, you won't see it again.

• 

  Care of the chipboard panel containing melamine: We advise to use a neutral detergent. Avoid products containing acetone, chlorine, thinner or abrasive cleaners.

• 

  Care of glass panels: Use vinegar diluted in abundant water or glass cleaning products. Warning: in the event that glass is mounted in an aluminum frame, avoid alcohol or ammonia, which may damage the frame.

• 

  Care of marble: Clean with water using a cloth or sponge. Marble is a material to be clean with extreme delicacy: it is porous and can absorb liquids resulting in stains. Poliform surfaces are treated with a special anti-stain and anti-oil product; nonetheless, spills of wine, coffee, lemon, vinegar and other products containing aggressive agents must be wiped up immediately. To maintain surfaces in good condition, a regular treatment with typical products for cleaning and maintenance of marble, ensuring that these products are neutral and specific for the finish of your marble glossy or polished. Do not under any circumstances use abrasive or aggressive products, acidic detergents, bleach, abrasive paper or steel wool.

• 

  Idea Dark (ID Product code 082) from Bellinzoni, Italy, has been used as sealant for front kitchen worktops. This is an anti stain deep enhancer protective agent that also acts as stone impregnating enhancer with extra darkening action. It is recommended to seal the worktops every six months.

• 

  Care of hinges, drawer slides, and metal parts: Lubricate with any product widely available on the market. Use lubricant periodically on hinges and drawer slides before cleaning to remove possible dust. For metal parts, simply wipe down periodically with a damp cloth. Avoid any kind of abrasive cleaning product.

General Precautions:

• 

  Countertops: General guidelines for both siliceous and calcareous stones: Use coasters under all glasses, particularly those containing alcohol or citrus juices. Do not place hot items right off a stove or out of an oven directly on the stone surface. Use trivets or mats under hot dishes and placemats under china, ceramics, silver, or other objects that can scratch the surface. For calcareous stones, many common foods and drinks contain acids that will etch or dull the stone surface.

• 

  Flooring Surfaces: Many flooring surfaces can become slippery when wet. When wet conditions occur, reduce potential hazards by doing the following:

  • Spread carpeted runners from each outside door into lobbies and corridors to help dry shoe soles.
  • Place bright-colored “slippery when wet” pylons on walking surfaces in conspicuous places.
  • Mop or shovel walking surfaces as often as necessary to remove standing water.

Maintenance tips:

• 

  Countertop Surfaces: Clean stone surfaces with a few drops of neutral cleaner, stone soap (available at hardware stores or from your stone dealer), or a mild liquid dishwashing detergent and warm water. Use a clean soft cloth for best results. Too much cleaner or soap may leave a film and cause streaks. Do not use products that contain lemon, vinegar, or other acids on marble or limestone. Rinse the surface thoroughly after washing with the soap solution and dry with a soft cloth. Do not use scouring powders or creams; these products contain abrasives that may scratch the surface.

• 

  Floor Surfaces: Dust mop interior floors frequently using a clean, nontreated dry dust mop. Sand, dirt, and grit do the most damage to natural stone surfaces due to their abrasiveness. Mats or area rugs inside and outside an entrance will help to minimize the sand, dirt, and grit that will scratch the stone floor. Be sure that the underside of the mat or rug is a non-slip surface. Normally, it will take a person about eight steps on a floor surface to remove sand or dirt from the bottom of their shoes. Normal maintenance involves periodic washing with clean, potable water and neutral (pH 7) cleaners. Soapless cleaners are preferred because they minimize streaks and film. Mild, phosphate-free, biodegradable liquid dishwashing soaps, powders or stone soaps are acceptable if rinsing is thorough.

• 

  Wet the stone surface with clean water. Using the cleaning solution (following manufacturer’s directions), wash in small overlapping sweeps. Work from the bottom up if it is a vertical surface. Rinse thoroughly with clean, potable water to remove all traces of soap or cleaner solution. Change the water in the rinse pail frequently. Dry with soft cloth and allow to air dry thoroughly.

• 

  Bath and Other Wet Areas: Soap scum can be minimized by using a squeegee after each use. To remove soap scum, use a non-acidic soap scum remover or a solution of ammonia and water (about 1/2 cup ammonia to a gallon of water). Frequent or over-use of an ammonia solution may eventually dull the surface of the stone.

• 

  Outdoor Pool and Patio Areas: In outdoor pool, patio, or hot tub areas, flush with clear water and use a mild bleach solution to remove algae or moss.

• 

  Exterior Stone Maintenance: The large expanses of stone generally found on exterior applications may make it impractical to perform normal maintenance on a frequent basis. Large installations, however, should be given periodic overall cleaning as necessary to remove accumulated pollutants. Easily accessible stone surfaces such as steps, walkways, fountains, etc., should be kept free of debris and soiling by periodically sweeping and washing with water. Normal maintenance should include periodic inspection of stone surfaces for structural defects, movement, deterioration, or staining.

Identifying & Removing Stains:

• 

  Oil-Based Stains (grease,tar, cooking oil, cosmetics) - Will darken the stone and normally must be chemically dissolved so the stain’s source can be rinsed away. Clean gently with a soft liquid cleanser, household detergent, ammonia, mineral spirits, or acetone.

• 

  Organic Stains (coffee, tea, fruit, tobacco, paper, food, urine, leaves, bark, bird droppings) - May cause a pinkish-brown stain and may disappear after the source of the stain has been removed. Outdoors, with the sources removed, normal sun and rain action will generally bleach out the stains. Indoors, clean with 12% hydrogen peroxide and a few drops of ammonia.

• 

  Inorganic Metal Stains (iron, rust, copper, bronze) - Iron or rust stains are orange to brown in color and leave the shape of the staining object, such as nails, bolts, screws, cans, flower pots, or metal furniture. Copper and bronze stains appear as green or muddy brown and result from the action of moisture on nearby or embedded bronze, copper, or brass items. Metal stains must be removed with a poultice. Deep-seated, rusty stains are extremely difficult to remove and the stone may be permanently stained.

• 

  Biological Stains (algae, mildew, lichens, moss, fungi) - Clean with a dilute (1/2 cup in a gallon of water) ammonia, bleach, or hydrogen peroxide. WARNING: DO NOT MIX BLEACH AND AMMONIA! THIS COMBINATION CREATES A TOXIC GAS!

• 

  Ink Stains (magic marker, pen, ink) - Clean light colored stones with bleach or hydrogen peroxide. Use lacquer thinner or acetone for dark-colored stones.

• 

  Paint Stains —Small amounts can be removed with lacquer thinner or scraped off carefully with a razor blade. Heavy paint coverage should be removed with a commercial liquid paint stripper. DO NOT USE ACIDS OR FLAME TOOLS TO STRIP PAINT FROM STONE.

• 

  Water Spots and Rings (surface accumulation of hard water)—Buff with dry 0000 steel wool.

• 

  Fire and SmokeDamage Older stones and smoke - or fire-stained fireplaces may require a thorough cleaning to restore their original appearance. Commercially available smoke removal products may save time and effort.

• 

  Etch Marks (calcareous stones) - Caused by acids (typically from milk, fruit juices, alcohol, etc.) left on the surface of the stone, some will etch the finish but not leave a stain; others will both etch and stain. Once the stain has been removed, wet the surface with clear water and sprinkle with marble polishing powder. Rub the powder into the stone with a damp cloth or by using a buffing pad with a low-speed power drill or polisher. Continue buffing until the etch mark disappears and the marble surface shines. Honing may be required for deep etching. This process may require the services of a stone maintenance professional.

• 

  Efflorescence —A white powder that may appear on the surface of the stone, it is caused by water carrying mineral salts from below the surface of the stone to the surface and evaporating. When the water evaporates, it leaves the powdery salt residue. If the installation is new, dust mop or vacuum the powder. Repeat as necessary as the stone dries out. Do not use water to remove the powder (adding water will only add to the problem). If the problem persists, contact the stone contractor to identify and remove the cause of the moisture.

Periodic Cleaning

• 

  Cleaning and lubrication help to maintain and restore smooth operation to movable parts such as hinges and locksets and, in most cases, offers some corrosion protection. Clean door surface and maintain hardware any time doors are not opening or closing properly or at least biannually (monthly for coastal areas):

  • Clean dirt/ debris with mild soap and water and rinse clean
  • Tighten loose screws
• 

  The following substances may damage protective finishes. Do not use:

  • Vinegar-based cleaners (use on glass only)
  • Citrus-based cleaners (lemon, etc.)
  • Paint removers
  • Window cleaners
  • Brick/ siding washes
  • Any other industrial or abrasive cleaners
• 

  Specialist Tools Required

  • Soft bristle brush
  • Spray bottle
  • Sponge
  • Plastic putty knife for paint or label removal

Areas to be inspected

The following items should be periodically checked. The frequency with which these checks are performed must be established at the discretion of the Building Owner, Insurance Company, Labeling Authority (as applicable) and Maintenance Service. Since doors in different areas of a building access service different traffic, the frequency of periodic inspections would occur respectively.

Doors

The door alignment should be checked at regular intervals to ensure that the door and frame have not settled out of alignment. The doors should be free of dents and scratches, and they should open freely.

Door openings should be kept clear of obstructions (internally and externally) to ensure that the door operation is not impeded. The locks and/ or panic hardware should be checked to ensure smooth and correct operation and if necessary, adjustments should be made to the settings. The door should always swing freely and smoothly without obstruction from the opened to latched (when latching device is used) position.

Hinges

Check all hinges for loose attaching screws, hinge pin wear or other notable defects. Service the hinges or remove defective parts and replace per the manufacturer's recommendations.

Hinges must be fitted accurately to ensure efficient operation and all hinge pins should be in vertical alignment.

Hinges should be inspected periodically for wear that may inhibit the free movement of the door and, that may cause the door to drop and run out of alignment. Regularly check the screws/ fixings are tight. Hinges should be lubricated periodically or when noisy with light machine oil.

Locksets, Panic Devices & Fire exit hardware

Check all locksets for loose attaching screws, latch wear or other notable defects. Service the lockset or remove defective parts and replace per the manufacturer's recommendations. The door should be always latched freely and smoothly without obstruction. Self-latching devices should always function freely and smoothly as the door swings into the closed position. Additional force should not be needed to achieve latching. Mutes (silencers) should be replaced when latch operation is compromised by wear.

Regular inspection and maintenance is essential in the interests of safety. Attention must be given to ease of opening and closing with the adjustments as necessary to compensate for any door or frame movement. Floor sockets should be cleaned out to prevent dirt and debris build up. All pivots should be lightly oiled on a regular basis.

Overhead door controls

Since all internal parts are completely immersed in oil there is little routine maintenance to be carried out. However, each overhead door closer should be inspected for oil leakage, tightness and ensure correct operation. All hinges and pivots should be lightly oiled.

Regularly check for smooth operation and the door fully closes under control. To avoid the door slamming it should be setup correctly but can be adjusted using back check or delayed functions.

Handles

Where handles are fitted, they should be checked to ensure correct operation and check that all fixings are tight.

Closing Devices

Check all closing devices for loose attaching screws, linkage arm and pin wear, fluid leakage or other notable defects. Service the device or remove defective parts and replace following the manufacturer's recommendations. The primary and secondary closing speed adjustments should also be set and maintained in accordance with the manufacturer's recommendations. The device should allow the door to operate freely and smoothly throughout its entire swing range and positively latch (if so equipped) or remain in the closed position.

Strike Plate

The strike plate should be firmly attached to the frame or inactive leaf of a pair of doors. Check for loose screws and/or other notable defects. Service or remove and replace per the manufacturer's instructions.

Flush Bolts

Check all flush bolts for loose attaching screws, rod bolt adjustment and strike plate (on both door and frame if so equipped) attachment. Service the door or remove defective parts and replace following the manufacturer's recommendations. The rod bolt should retract, extend and engage the strike or keeper hole freely and smoothly for both manual and/or automatic flush bolts.

Gasketting/ Weather stripping

A visual and operational inspection is periodically necessary for gasketted or weather-stripped areas such as perimeter seals, threshold seals, door bottoms, etc. Inspect for signs of deterioration such as splitting, cracking, or deforming of flexible components. Install replacement components as needed.

Cleaning

The doors can be washed down with an appropriate non adhesive cleaning solution such as washing detergent diluted in hot water. The cloth should be wrung out so not to soak the door or any furniture fitted to it.
